How to brief and compare garden-room suppliers
Practical guidance for homeowners across Surrey, Sussex and Hampshire.
Garden-room quotes are difficult to compare when every supplier is pricing something slightly different.
The solution is to brief them all on the same basis.
Give every supplier the same brief
Start with the basics: external dimensions, intended use, location, access and the finish you want. If it will be used all year, say so. That affects insulation, glazing, heating and ventilation.

Check what the price includes
Then ask each supplier to make clear what is included. Foundations, groundworks, drainage, insulation, roof build-up, doors, windows, electrics, heating, lighting, internal finishes, decoration, internet connection and external landscaping can all sit inside or outside the headline price.
Access matters too. A supplier should know whether materials can be carried through the house, whether there is side access, whether machinery can reach the site and whether waste can be removed easily.
Ask about exclusions
Ask what is excluded as well as what is included. Planning support, structural calculations, Building Regulations, electrical certification, groundwork surprises and reinstatement of the surrounding garden are common areas where costs can appear later.
Compare delivery and aftercare
Finally, compare the proposed build method, warranty, lead time, payment schedule and how defects are handled after completion.
The cheapest quote is not necessarily the lowest-cost option. A clear quote with fewer assumptions is often easier to manage than a cheaper one that leaves important work outside the price.
